In the order it gets looked at.

An inspection that starts on the roof surface has already skipped the two places that explain most of what's wrong: the roof space underneath it and the junctions at its edges.

  1. 01The roof space first where it can be reached safely — daylight, damp, staining on the deck
  2. 02The covering across every elevation, not the worst slope
  3. 03Every penetration in turn: vents, flues, pipe boots, skylights
  4. 04Valleys, and every junction where the roof meets a wall or a chimney
  5. 05Eaves, rakes, drip edge and the gutter line
  6. 06Intake and exhaust ventilation together, since one without the other does nothing

What you are left with

A condition report you can act on without us.

Photographs of each finding with the elevation it belongs to, what it means, and what we'd do about it — including the items where the answer is nothing yet. It's written so another roofer could pick it up and price the same scope, which is the only version of it that's worth anything to you.

What you can do with it

An inspection is a decision, not a sale.

The report should be useful whether or not you have any work done. That is what makes it worth having.

  • What to watch for that would change the answer
